We hope these tools and tips will help you get the most out of your experience whether you "go it alone" or enlist our services.

NO TRACKING IS DONE.  You won't get any "surprise" calls or visits from us if you use these tools.

Payment Calculator Tool


Using the PAYMENT CALCULATOR you can see how much your monthly PRINCIPAL & INTEREST payment might be.

A NORMAL payment includes:  PRINCIPAL + INTEREST + TAXES + INSURANCE.  The mortgage lender will normally collect the taxes and insurance on a monthly basis with the repayment portion of your loan.  The TAXES & INSURANCE are held in an ESCROW account and paid by the mortgage lender for you when they are due.

When you key in your information, use numbers and decimal point only, NO DOLLAR SIGN and NO COMMAS.

Key in the amount of your desired loan, for example: 76000
Key in the interest rate, for example: 5.125
Key in the number of years for your loan, for example: 25

The LOAN CALCULATOR says that the MAXIMUM LOAN would be around $450.00

Ask your INDIANA REAL ESTATE GROUP representative about the TAX & INSURANCE rates for the area you are planning to buy in.

 



Loan Calculator Tool



Using the LOAN CALCULATOR you can see how much money you can borrow with any MONTHLY PAYMENT & INTEREST combination.

This tool CAN NOT tell you if you will QUALIFY FOR A LOAN, but it can provide "shopping" information.

When you key in your information, use numbers and decimal point only, NO DOLLAR SIGN and NO COMMAS.

Key in the amount of your desired monthly payment, for example: 450.00
Key in the interest rate, for example: 5.125
Key in the number of years for your loan, for example: 25

The LOAN CALCULATOR says that the MAXIMUM LOAN would be around $76,000.00

If you currently have a mortgage, look on your statement for the PRINCIPAL & INTEREST portion of your payment.

If you are currently renting, use a portion of your monthly rent payment (TAXES & INSURANCE may also be added by the mortgage lender).

Ask your INDIANA REAL ESTATE GROUP representative about the TAX & INSURANCE rates for the area you are planning to buy in.




Loan Payoff Tool



Using the PAYOFF CALCULATOR you can see how much money you still owe on an existing loan.

When you key in your information, use numbers and decimal point only, NO DOLLAR SIGN and NO COMMAS.

Key in the amount of your desired monthly payment, for example: 450.00
Key in the interest rate, for example: 4.125
Key in the number of months for the original loan, for example: 360
Key in the number of months that have been paid on the loan, for example: 60

The PAYOFF CALCULATOR says that the LOAN PAYOFF would be around $84149.40

Databases


In general, a "database" is a "collection of related information".  Most will allow for searches and will provide the search results back on the screen "live".  A good example is the Metropolitan Indianapolis Board of Realtors' database on the website www.mibor.com/public.





Search Engines


Search engines are like a "table of contents" to the internet.  

Search engines "find" and "present" a list of web sites that match the search "string" you provide.

For example, you are looking for new "bats" for your baseball team.  You would use bats for your search string.  The search engine may return pages contain:

baseball bats
bats that live in caves
the home page for every ball club named the bats

You could "refine" your search by using "baseball bats".  By placing the search string in double-quotes both words must be found together, exactly as they are typed.

You could also refine your search by using:

bats +baseball
bats -mammal -cave
bats and baseball not mammal not cave

The exact style is different from search engine to search engine, look for the "search suggestions" that can be found on each site.

Google allows quoted search strings, that feature alone can be a real plus when you have common words in your search string.  Google is also very fast and it generates easy to read pages that display quickly, even on DIAL UP connections to the internet.

Search engines are VERY POWERFUL TOOLS, but they require a bit of "skill" to be used effectively (remember the first time you tried to skate or ride a bike ... ), read up on the search "techniques" for several of the search engines, compare the results you get .... play with common words until you get the knack of creating search strings that "filter out" the pages you don't want and keep the pages you do want.
